Survey
We are collecting and collating our repair needs including professional studies, insurance inspections, contractor walk-throughs, and more. As part of this process, we have a short Survey we would like all of our residents to complete (after all, you know your Unit's best). Fire
We spoke directly with the new Mecklenburg County Deputy Fire Marshall. Fire extinguishers are on their way and will be installed in each stairwell. In addition, firewood, anything made of plastic including toys and shelving, paint cans, and propane or gasoline cans are specifically not allowed to be stored under our wooden stairwells. He did say bicycles, gardening tools, and wagons are allowed.

Bats in the Belfry?
Not quite, but we did find some bats hiding in the attic vents (and possibly in one attic) in buildings one and two, and we are taking steps to remove them. While bats are beneficial, eating insects (and cicadas!), a small percentage are known to be carriers of diseases, so best to try to keep our buildings bat free.

Who invited the Snake?
We caught a juvenile snake swimming with a few of us in the pool last week. Fortunately, it turned out to be a non-venomous rat snake, which was taken to the lake and released.

Party Time!
As they have in the past, Corey and Annette will be hosting a community-wide Octoberfest party on the evening of Saturday, October 5th. More details to follow. Save the date!

HOA Board Meeting Highlights

HOA Board Members
Ed Conway and Avi Schneier have concluded their board sentences :). Thank you very much for your service. Melanie Poteat will stay on the HOA Board for one more year while Scott Girard and Barry McQuain were newly elected to the Board for two-year terms. Mike Strange and Alan Desmond will also serve for at least another year.

Melanie Poteat will continue her role as the HOA Board President for one more year and Barry McQuain will serve as Treasurer.

HOA Fee Increase
A 10% increase in monthly HOA fees was ratified by our members and the new fee structure will begin in January. As inflation permeates our economy, that increase was definitely needed. Fortunately, our HOA fees are still about 25% less than our neighboring HOAs.

HOA Special Assessment
The special assessment discussed at the meeting on August 8th has been withdrawn. Look for a new proposal concerning a special assessment this fall.

Inspections
We had two surprise inspections last month - from both our HOA insurance carrier and the Fire Marshall. We are addressing their concerns as a matter of priority, which includes some repair work to our buildings, sidewalks, railings, and the new fire extinguishers mentioned above.

Portside Member Spotlight: Sue Baggett


Sue Baggett

If you haven't met Sue yet, you might see her relaxing in the swimming pool on a hot summer day. Sue is a long-time resident of Davidson and Portside, originally living in Unit 608 for many years (where Phil and Molly live now) before moving to Unit 629 in Building Four.

Sue grew up in the South, in Sampson County NC, and she attended a small high school with just seventeen classmates (and she married one of her classmates - a dashing green beret named Robert). After spending some time in Germany, and raising four children, at the age of 40, Sue turned to tennis. She eventually was rated at 4.5 and played on the USTA circuit, and with Robert, was once ranked first in the state in mixed doubles.

For many years, Sue graciously hosted international students who were attending Davidson College. She's done a lot of traveling herself and has been to all fifty US states except Hawaii. She once even drove to Alaska!

Sue has lots of favorite foods, and growing up on a farm she learned to like pork, beef, and all vegetables. But take a guess what her favorite dessert is?

(b) Peach Cobbler
(c) Anything made of Chocolate
(d) Pecan Pie

Sue is always ready with a smile and a helping hand. We’re lucky to have her as part of our community!
